Roma Finance partners with Karaya Capital on £1.25m Kent residential development scheme

The £500,000-plus facility supports the delivery of two townhouses in Rochester

Roma Finance has collaborated with Karaya Capital to deliver a £500,000-plus tailored development finance facility.

This has enabled the continued delivery of a residential scheme in Rochester, Kent.

The deal was introduced by Kuldip Singh Shokar of Karaya Capital.

Structured through Roma Finance’s RomaGROW development finance product, the transaction was led by senior BDM Alisha Chu (pictured above) and senior underwriter Adrian France.

The scheme comprises two detached townhouses and is expected to achieve a GDV of approximately £1.25m upon completion.

Having acquired the site a few years ago with secured planning permission, the borrowers are now progressing with the redevelopment, which is estimated to cost £540,000.

Alisha said: “We were delighted to work alongside Karaya Capital on this exciting opportunity.

“The borrower has extensive experience in property development and we’re pleased to provide a funding solution that supports the successful delivery of high-quality homes in Kent.”

Kuldip added: “In today's market, developers need more than access to capital; they need funding partners who understand the wider investment strategy behind each transaction.

“Our role is to advise our clients on the optimal capital structure, ensuring debt is aligned with the project’s commercial objectives, delivery timetable and exit strategy.

“Drawing on our relationships across the specialist lending market, we were able to identify a financing solution that provided both certainty of execution and the flexibility required throughout the build.”
